New Build Painting in Ellesmere Port

Painting for new homes and developments, ready for handover or moving in. We're a family run, fully insured team with 15 years in the trade, and most jobs come with a free quote at a fixed price.

What new build painting involves

A new property needs a different approach to an older home. The plaster is fresh, the woodwork is bare or only primed, and nothing has been lived in yet. Getting the first coats right sets up how well the decoration lasts for years to come.

We paint new build homes for developers, builders and homeowners. That can mean a single house, a block of flats or a run of plots on a development in and around Ellesmere Port.

When people need it

  • Developers and builders getting plots ready for handover
  • Self builders finishing their own home
  • New owners who want their own colours before the furniture goes in
  • Landlords and investors preparing a new property to let

How the work is done

Most of the effort in new build painting goes into preparation. Here's what the job generally involves.

Sealing new plaster

New plaster is very absorbent. Painting it straight with a normal emulsion can lead to patchy colour and poor adhesion. It's usually sealed first with a mist coat, a thinned coat of emulsion that soaks in and gives the following coats something to grip.

Filling and sanding

Small gaps around skirting, architraves and corners are common as a building settles in. These are filled and caulked, and any rough spots are sanded, so the finish looks clean and the lines look sharp.

Woodwork and doors

Doors, frames and skirting are primed where needed, lightly sanded and given finishing coats. Good preparation here is what stops woodwork looking tired after the first year.

Walls and ceilings

Once everything is sealed and prepared, walls and ceilings get their finishing coats, cut in neatly at every edge.

A note on shrinkage cracks

It's normal for fine hairline cracks to appear in a new home as the plaster and timber dry out over the first months. Many people choose to wait before painting in strong colours, or plan a light refresh once the building has settled.

Questions

New build painting questions

Can't see your question here? Drop us a line and we'll get back to you.

Ask us a question
Why does new plaster need a mist coat?

Fresh plaster is very porous and soaks up paint quickly. A mist coat, which is watered down emulsion, seals the surface so the finishing coats go on evenly and stick properly.

How long should new plaster dry before it's painted?

It depends on the thickness of the plaster, the weather and how well the room is ventilated. As a general guide it should be evenly pale in colour with no dark damp patches. We'll check this before we start.

Why are there small cracks appearing in my new home?

Hairline cracks are very common in new builds as the plaster and timber dry out and the building settles. They're usually cosmetic and can be filled and touched up once things have settled.

Do you paint whole developments or just single houses?

Both. We're happy to take on a single new home or several plots, and we welcome bigger jobs and regular work with builders and developers.

Can you work evenings and weekends?

Yes. We can work evenings and weekends if that suits your timetable better, whether you're moving in or working to a handover date.

How much does new build painting cost?

Every property is different, so we give a free quote. For most jobs we come out to look first, and most work is priced at a fixed cost so there are no surprises.
